Q&A with Land Specialist Craig Kelley
What’s the most enjoyable/rewarding part of your job at Mossy Oak Properties?
“I would definitely say being able to combine a career with my love for the outdoors. It is truly a blessing to have a career that I am passionate about.”
What drives you to go above and beyond for your clients?
“Real estate agents have the unique opportunity to guide their clients through a life-changing decision. My goal is to try to establish a lifetime relationship with each and every client. I feel if I put their interests above my own, I will be rewarded in the long run.”
Did you always have a strong connection to land growing up?
“Absolutely. The land and the outdoors have been in my DNA since I was a boy. I have been an avid hunter all my life and I think that helps me in the brokerage business-I am ‘just like’ my buyers and know what they need in a quality recreational retreat.”
If you had to give a land buyer one piece of advice, what would it be?
“Too many buyers do not go through the process of prioritizing their wants and needs-they don’t know what they want in a property. Buyers need to know exactly what they are looking for in a property, and do not need to settle for less. The worst thing a buyer can do is get excited and purchase a tract that may not fit them long term.”
What is something most people wouldn’t realize about the land sales industry at first glance?
“I think many consumers lump land specialists in with the real estate industry as a whole. True land specialists are as different from the other sectors of real estate as are plumbers and electricians. Land is a different animal, and therefore people wanting rural and recreational property need to enlist our help.”
Where do you see the land market in your area in the next 10 years?
“The land market in Ohio has been very hot for quite some time, fueled by the shale play as well as our growing reputation as a top shelf hunting state-especially for trophy whitetails. We see this trend continuing and likely accelerating as the economy continues to improve.”
How has the affiliation with Mossy Oak Properties impacted your business?
“The name recognition has been huge. It has really allowed us to differentiate ourselves from traditional brokerages around the state and secure a large share of the quality rural land listings within our target area.”
If you were mentoring a young land specialist, what advice would you give him?
“I think first piece of advice would be to become an expert in land values in your area, so you can speak intelligently about prices and ensure you do not take overpriced listings. Also, be sure to completely understand the contracts and documents used for land purchases so there are no hiccups in the sales process.”
If you had to invest your personal net egg in rural land, what characteristics would you look at first?
“I have personally purchased and sold several tracts of rural land over the years, and for me it all goes back to the potential Return On Investment, as well as how easily it will be to sell it in the future. Many buyers look only at the current or potential cash flow off a property, and not if they will be able to sell it if need be.”
